Welcome to 7.4 hectares (18.3 acres) of income-producing land in a peaceful area 12 minutes outside of the rural town of Tumianuma! The flat area of the land, consisting of 2.6 hectares, is very productive with mangos, sugar cane, tangerines, oranges, lemons, bananas, coffee, and other native fruits. This section of land is irrigated with canal water running through the property. Properties in this area don’t typically have abundant water like this so it is a huge bonus. These crops are profitable with the sugar cane bringing in about $2000 annually and the citrus trees bring in about $3000 annually. The remaining 4.8 hectares are semi-flat and full of native trees, but they are completely usable. There is a rustic adobe house on the property that needs some improvements to make it livable. You can build another house on one of the spots with great mountain views. No one lives full-time on the neighboring properties, which makes this a very quiet and private area with clean air.
